Previews are broker/agent open houses set on an established day and time specific to a City or Area. Previews may be preceded by a Marketing Session (see Marketing Sessions).
Previews are added directly into tempo.
- After obtaining the preview day and time, log into Tempo and hover over “My Page” then select “Add/Edit”.
- Pull up your listing using either the “Show Listing by Agent” option or “Show Listing by MLS Number” option.
- Select your listing from the property list then click on the “Add/Edit MLS Tours” button.
- Click on the “Add New” button, a window will appear with required fields.
- Complete the fields and click on the “Submit” button.

- For continuity and stability of the Caravan, the Brokers, Managers (or their appointed
representative) and two affiliates (selected by the Brokers/Managers) comprise the
CARAVAN STEERING COMMITTEE (CSC)
- The Caravan Steering Committee will select and publish in December the Caravan Master
for each month in the following year. The Affiliates will select from their members
the Affiliates who wish to provide refreshments and who wish to provide printing
of the weekly caravan list and map. This Affiliate schedule is to be published with
the Caravan Master schedule.
- The Caravan Master is to conduct the meetings for the month he/she is scheduled.
Please contact the Caravan Master for answers to questions/problems concerning the
caravan.
- The maximum number of homes to be previewed each week is 15. Homes are selected
for the next week's caravan at the last home on preview. Homes are selected from
a drawing of the business cards of listing agents who wish to have that home previewed.
In the first drawing, only 2 cards from any one office may be drawn. If 15 homes
have not been selected, then a second drawing will be held from the remaining cards
until 15 homes are chosen. No alternate cards will be drawn.
- Homes for Caravan must be listed on the SCMLS on an 'EXCLUSIVE RIGHT TO SELL' BASIS.
Single Family Residencies, Condos, Townhomes, PUD Homes and Mobile Homes may be
previewed. NO leases, lots or drive-bys will be previewed.
- The listing agent of each home on Caravan must be present at the meeting, answer
roll call and attend the entire caravan. If, in an emergency, the listing agent
cannot be present, the listing agent must contact the Caravan Master and give him/her
the name of the SUBSTITUTE REPRESENTATIVE. If the listing agent of a home on caravan
does not answer the call, that home will be removed from the caravan.
- Homes on caravan are to be opened only by the listing (or Substitute). Each listing
agent is to lead the caravan to his/her listing displaying the caravan flag out
of the window of their car. At the last home on caravan the flag is to be given
to the Caravan Master.
- Listing agents are to provide a flyer/amenity sheet for their listing to each agent
attending.
- To place a home on preview, each listing agent must attend the entire caravan and
place his/her business card in the drawing. The business card is to contain : the
MLS # and the street address. It is very helpful to include, also, the list price
and the Thomas Guide #. If a home on caravan must be cancelled, please notify the
Caravan Master as soon as possible.
- After the drawing for the following week's caravan, one home will be chosen as 'PLACENTIA/BREA
CARAVAN HOME OF THE WEEK.' The listing agent (who must be present) will be given
a sign which may be displayed on their listing for the week following the caravan.
The sign is to be returned to the next week's caravan. Failure to return the sign
is a $5.00/week fee.
- All Realtors are welcome to participate in the Placentia/Brea Caravan regardless
of their Association membership.
- A home will be previewed only one time each SIX MONTHS unless one of the following
shall occur :
- the listing price is reduced at least 5%, or
- the property has had major renovation (Caravan Master shall the sole discretion
to define 'major renovation') or
- the listing has changed listing brokers
- The Caravan Master is to file a copy of the Weekly Caravan Sheet in the Caravan
Notebook for one year as a reference. The HOME OF THE WEEK is to be noted on the
sheet on file.
- NO SMOING, DRINKING OR EATING WILL BE ALLOWED IN THE HOMES. *unless the owner/occupant
or the listing agent has provided refreshment)
- The guidelines are subject to change since market conditions may require adjustment
in our operating procedures.
